Why Late Summer and Fall Deserve a Second Look
Most buyers treat spring as the only real season. Here’s what that misses.
Competition thins out. The families racing a school-year deadline are done. The buyers who paused in June often don’t restart until January. Fewer offers on the table changes what a reasonable offer looks like.
Sellers who are still listed are motivated. A home that came on in May and is still available in August has a seller doing math about winter carrying costs. That’s a different conversation than a fresh spring listing with four offers.
You can actually see the house. Late summer and fall inspections tell you things a March walkthrough can’t — how the yard drains, whether the AC keeps up, how the well performs after a dry stretch. Come October, you’ll spot roof and gutter issues that snow hides.
Closing before winter has real value. Moving in November beats moving in February. So does knowing your heating setup works before you need it.
The tradeoff is honest: inventory is thinner than it was in May. Fewer choices, but less competition for each one. For a lot of buyers, that’s the better trade.
